12 Tips for Maximum Success in the Real Estate Game!
“Success is the sum of small efforts, repeated day in and day out.” So never give up!
Routines and Real Estate are like brother and sister. Same goes for Routines and Life in general. We should always be 24 hours ahead of life. Some say that a planned life is a successful life and an unplanned life is a disturbed life. Well, to be successful at anything in this life, we must have a road map to guide us to our achievements. Every successful person has a blue print. The Great thing about real estate is that 95% of all millionaires are created through real estate. In this article, I have included 12 great tips that every real estate investors should do every single day to achieve maximum success.
1. Review your goals
Every day before you start your productive day, visualize your goals, smell them, taste
Them and believe that you can achieve them. See yourself already there.
By this time you should have a visual road map for your success. If not, is best you get started right away. Before you can achieve anything great, you must have a clear image of what your success is and will be like. Some may debate this but there is something about pen to paper. If you haven’t already done so, write out your goals for the reaming of this year 2017, 2018, 2022, and 2027. You ever wonder why every successful person states, “This didn’t happen overnight.” That’s 99% true for successful people. If you haven’t already done so, get off your butt and get started, you will never get this day back. Take control of your life and stop letting it control you. If you need a starting point, start by asking yourself:
What am I trying to accomplish? What is the end result?
* $15,000 per month in passive cash flow?
* To quit your job?
* To flip 24 houses per year?
* Wholesale 10 houses per month?
* To own a multi-million dollar real estate company?
By doing this, it’s make it real and easier to achieve. It’s the guide toward your destination. Write your goals down and place them where you can see them any time of need. I personally have my goals listed in writing then a nice clear picture of what it is I’m working towards. I place them in my planner, my daily journal, in my office, in my closet. For me I have them painted everywhere, It gives me great motivation to start my day. Doing it this way, I am continually reminded of where I am headed and it keeps on the right track.
2. What’s your “Why”? (To understand why we do something day in and day out, is the key to self-motivation and determination.)
I first learned about: what’s Your Why, about 4 to 5 years ago by Motivational speaker Eric Thomas and it made all the difference in my life. Sometimes we give our sleeves all the excuses in the world as to why we can’t do something….. But let’s say one reason you get up and work is to make a better life for your children. Would you be able to give them the same excuse you gave yourself as to why you can get up at 5 am or meet a goal your set for them? It’s always harder to look your loved ones in the face in let them down. (Something to think about) Click here: What's Your Why? For a 5 minute video and maybe it can help capture your why. Your why should be the reason you get up and grind day in and day out no matter what bullshit life tries to throw at you.
Real estate is not easy, especially when you are in the midst of a stressful, broken, or confusing time, or even trying to juggle 9-5 jobs that you hate but the bills have to be paid. But the key is to excel in those moments. Those are the moments that should push you to win the day. So take a moment each and every day to “define your why and this alone will help with inside determination because at times motivation is not enough.
3. Recap Your Steps – Track your Progress
While big goals are great, it can also make you feel overwhelmed. At the end of each work day or week, recap your steps. Is what you’re doing working? Did you accomplished everything on your to do list. Were you productive today? If your goal is to earn 100k per year flipping houses, where do you even start? Therefore, it’s important to break those big goals down into actionable steps. Rather than thinking only about the 100k, let’s make a plan for getting the first 10k, 20k, 30k, and so on. Once you set a goal for yourself, you should always recap your steps to make sure your next move is your best move for your achievable goal.
4. Evaluate deals
In order to be great at something you must practice. Spend a little time each day evaluating deals. To be great investors means to be able to evaluate deals in the quickest and easiest way. So it’s super important that you dedicate some time each day to practice deal evaluations. What’s a good deal vs. what’s a bad deal? Become an expert at it.
Every time you see a house or visit a home practice an evaluation in your head. Ask yourself, what I would pay for that piece or property. Just learn to do quick math in your head. Even when you are driving to the local corner store and see the ugliest house, being to brain storm, there may be potential in that house. This is when the 50% rule, the 70% rule, the 2% rule, and all those other rules of thumb come in handy. You don’t need to get it perfect, but the more practice you get, the faster you get and the more deals you will get. So make it habit to run the numbers on at least one property each day.
5. Have a Balance between Business and Pleasure
Great Entrepreneurs have a good balance between work and home. Spending time with your family and loved ones plays a great part in your success. It’s easy to get consumed with real estate and forget the ones that all of our efforts are for: our family. Make sure to take time out every day to sit down and provide you undivided attention no matter how busy you think you are, enjoy time with your family. Real estate has been around for years and will continue to stick around for year to come. Family First!
6. Network = Net Worth
Most people think network involves meetings after meetings. You network will make everything possible. Networking is meeting people day in and day out. Being a real estate investor is a life style. In 2017, there’s many forms of networking that makes it simple to log on to your Facebook page and begin chatting with people. That’s networking. That’s communicating. It’s Simple. Networking is not an event or meeting, it’s a lifestyle.
Networking is allowing your passion for real estate to shine forth in your conversations among-st peers. The most popular question in most conversations tends to be “so, what do you do for a living?” Use this moment to introduce yourself! You never know when you are going to find your next private lender, motivated seller, tenant, cash buyer, or whoever else you need to take your business to the next level. Make networking a lifestyle and practice it every day!
7. Learn one thing New
Each day spend a few minutes to learn a new trick and/or strategy and apply it to your business.
“Never stop learning. If you learn one new thing every day, you will overcome 99% of your competition.”
- Joe Carlozo
8. Help someone else
Helping others will be your most valuable offering and a great growth strategy for business.
An article I read on Forbes website wrote;
“Helping others should be a natural extension of every business leader’s responsibilities. Unfortunately, it doesn’t come as easy as you would think. As leaders, we often get too caught up in operations or our own problems to give people the help they need. However, in the last year, I’ve realized that most of my best
Clients, partners and relationships have come from me helping someone.” Click the link for full article: https://www.forbes.com/HelpingOthers
9. Evaluate your systems
A system is a process or orders to the tasks in your business that help you maintain stability and control through a variety of changing circumstances. You should already have a step by step road map for your business. For Example, your marketing campaigns are systems. Every day you should check your system to make sure what’s working for your business and not too much time is being wasted on things that aren’t working.
*Is your direct mailing campaign working?
*Social media platform working for business?
These are examples of your systems you should be tracking daily.
10. Create Positive Energy – (read/watch something motivational daily)
I find it helpful to spend a few moments each day reading or watching something motivational. If you are a morning and night gym type of person, listening to a motivation speech rather than music may light a flame for the day. It doesn’t need to be long, but watching a quick video on YouTube by some of the greatest motivational speakers can get you pumped and motivated for the work day ahead of you.
11. Personal Time – Relax
Now, I’m into meditation, yoga, and freeing my mind in my personal time. Weather you’re looking to get into mediation or not finding time to clear your mind and bring it to calm mental state is a health habit to start.
The great omission in American life is solitude; not loneliness, for this is an alienation that thrives most in the midst of crowds, but that zone of time and space free from outside pressure which is the incubator of the spirit. -- Marya Mannes, author and critics
In today's constantly connected world, finding solitude has become a lost art. In fact, Western culture tends to equate a desire for solitude with people who are lonely, sad, or have antisocial tendencies. But seeking solitude can actually be quite healthy. In fact, there are many physical and psychological benefits to spending time alone.
12. Plan Your Tomorrow
I always like to be 24 hours ahead. One of the last things you should be doing each night before heading to sleep is to plan your tomorrow. By taking five minutes to write down the items you want to accomplish tomorrow, you will accomplish two things:
1. Empty your mind so you’ll sleep more stress-free
2. Be able to start working on the most important thing right away in the morning.
Most people wake up like an accident, lazily get ready, then spend a while trying to figure out what to do first. By writing down goals the night before, you’ll be able to jump right into your tasks immediately and get far more accomplished than others.
